Memorandum of Option with Lease/Purchase

I am doing a Lease/Purchase with a seller and will put a tenant/buyer in property. My question is on a memorandum of option document I see no place for the seller to sign. Is this just initiated by me, notorized and recordred?

If so, do I need to provide the seller with a copy?

A Memo of Option requires the seller’s notarized signature before the county will accept it and record it.
