I wrote a program that grabs delinquent tax property numbers from a pdf and them scrapes the county web site for owner name and address. I have one problem. I don’t know what to say in my letter. Can anyone help me out? I guess I should also ask if this would be a good list. I got about 700 addresses after the progam removed the duplicates.

I see you’re in PA, a deed state…
Does your program grab the info from the county website when the txs are in arrears…
BUT…prior to the county foreclosing on them and selling the deed at auction ???
OR…is it from a list of pending deed sales ?? (a much shorter time line)
I’m interested in marketing to the same people…in NJ, a lien state…
I’ve mailed to these people in the past with limited success…
It seems there is a wide variety of situations…vacants, probates, foreclosures, divorces, etc…
I am going to try a new mailing soon, BUT I am refining my criteria this time…
I’ve narrowed down my list to properties with high equity($150k+) and/or old mtg’s (15 yrs+)
As far as the MESSAGE…
It could be “aviod foreclosure…save your credit…”,
OR “don’t let the tax man take your house…and loose all your hard earned equity etc…”
OR… "I buy houses…CASH "
OR…“sell your house as is…”
I’ve asked these questions in the past on various discussion groups…
but never received any clear input…
I see where people talk about marketing to tax liens etc…
but never any clear/specific information, message, criteria etc…
What do you think ???
