Hi guys. Does anyone know how I can go about finding BK records(what does BK stand for??), tax defaults, tax certificate sales, notice of defaults. From what I understand, these are all public records, but are they necessarily good lead generators? Thanks guys.

BK (a.k.a. BKP) = Bankruptcy.

How you get them depends on your county. Sometimes you can get Notice Of Default, Notice Of Trustee Sale at the county recorders IF they make it public. Many do not.

The rest you usually get at the Courthouse; Probate, Divorce, Lis Pendens, etc.

If your county is big enough there might be someone hoofing it down and collecting that information and reselling it for a fee.

Your job is to find homeowners with motivation and a situation. Many investors want to impose some fantasy motivation like because they’re in foreclosure (situation) they must have to sell their house (motivation). Not so in many cases. Most of the time they do the “Ostrich” and bury their heads in the sand. Other times they don’t know about it because they’re dead or in jail. And the rest just think they can fix it themselves, which most can.

The lists you’re talking about are situations. Next you have to contact some or all of them, depending on the list, and find out if they have a motivation. Good luck.

a good way to find pre-foreclosures if you have the credit or cash to do so is to place an ad: “I buy ______________” fill in the blank. I’m having a sign printed to that effect that’s magnetic and putting it on my truck. It’s the way my mentor gets most of his clients. Also if you make friends with the local mortgage officers at your local bank that holds and services their own loans quite often they’ll give you a list of houses in pre-foreclosure. The final and easiest way is after they’re foreclosed on (at least in texas) is that they are required to be listed in the primary paper in the city or county for 30days prior to their auction, and listed with the courthouse on a public bulletin board.
