Marketing Motivated Sellers!!!!

How would you market to find motivated sellers of apartment buildings and commercial buildings?

What would say?

  1. Find their address and contact information
  2. You send them series of letters till they sell, die, or you run out of money

For 1, they can be expired listings if your MLS lists commercial properties, preforeclosure list, or a list you purchase from somewhere or compile it yourself.

Fadi - I have just started marketing to some out-of-state owners and owners with late taxes in an area I like. I sent them the first letter this month. I am planning to send one per month for 12 months.

Do you really keep sending the letters until they sell or die? I thought that after a number of letters you would be better moving on… Your post made me think… Do you have success after a year?

It really all depends on who you are mailing to. In the case of apartment buildings, the number would be small enough that you can constantly mail to them if you like.

If you’re mailing to larger group, then yeah I would not do it forever… money is probably best invested in another marketing concept.

Now, in the case of out of town owners, you could shift it from once a month to quarterly after a while for example… It just depends on many factors and your overall marketing plan.

If I know the list is good, I would mail them at least 3 times for sure. Nothing guaranteed, but statistically 3rd time on when you should see the results.
