Marketing expired listings

I am going to get the expired listing from my real estate agent. I am wondering what kind of parameters I should give her. Do certain house prices work better than others? Are there any other criteria that I should give her?

You need to get single family homes only, for sale not rent.

You won;t have mant expireds, so get the whole list then decide who you want to mail later.

I suggest marketing to only properties that have been on the market 90 days or longer. The longer it has been on the market, the better chance your seller is motivated.

Definitely vacant, older listings are best. Owners are probably paying a double mortgage and are especially motivated to sell.
