managing lease options in another state

I am in California and am a month away from closing on a new construction home in Florida. I would like to do a lease option on this property and will need someone local to help me show the house and take care of problems from time to time. I’ve contacted some property managers who are more familiar with straight rentals than lease options. If I work with a real estate agent, what kind of compensation is expected? Are there any other options for me to handle this lease option at such a distance?
