Making Offers via the MLS

When you make offers on houses listed on the MLS, is there a formal process of making an offer to the realtor it’s listed with? In other words, can I just call or fax the realtor up and make an offer, or do I have to put it in writing using a formal “offer sheet”? Thanks.

In most cases, you’ll have to have a written contract on your state REALTOR’s(r) standard MLS purchase and sale agreement contract.

If you have no buyer’s agent and are contacting the listing agent directly, then you will most definitely have to come in to have a written offer.

They will want to have a pre-qual letter and/or proof of funds and an escrow deposit.

Then what’s all this I hear about investors making 5-10 offers daily? Does that mean they fill out 5-10 separate purchase and sales agreements and fax them in to the listing realtor? Thanks.

Yep. although, most real estate agents have a computer program that prefills most of the agreement already - they usually only have to enter the property info. They can then fax it to you for your signature, or have you come in. They will then fax it to the listing agent. It’s probably another reason a lot of agents don’t like messing with beginning investors - especially since they don’t know if you’ll even end up buying anything.

Most agents don’t end up selling anything either. So you would think it’s a perfect match :smiley:
