Making First OFFER! in NC

First timer here!

This forum is filled with great information and I’ve been lurking for quiet a while. After having work for with investors for over 3 years. Part of a corporation giving seminar about real estate investments and trading… [taking them for free!!!] with well known Investors, I finally got a team working with me with enough fund to get our first property. Have a brother who will be the inspector/fixer upper. A mother who is an awesome secretary, a sister who has the money and me who love to tell others what to do. lol.

Seriously, I got enough info, tapes and courses to open a library… [due to illness, I was force to postpone all plans after I had started looking into RE Investing] soon after leaving the company 2 years ago.

Anyway, I am interested in REO’s/foreclosures that are in fair/decent shape. I found a few properties but this 3 br 2ba was in excellent condition [though the last owners had dogs and cats that left a nasty trail behind] All it needs is new carper, paint and new appliances [refrig and stove]. This house was remodeled with cherry wood kitchen cabinets after a small kitchen fire. The owner has/had other properties and let this one go. So… today the bank had pre-approved my partner and I am trying find a good contract to make an offer to the bank. I know I should’ve done this before I went to bank for quialification but this just happened this week and now I feel like a chicken without a head trying to get everything done ASAP. Would any of you have a copy or a template that I could make changes too and use for this offer I’m about to make??? I am in North Carolina.

I did the home work [please do let me know if there is anything else], tax, deed, liens, history of the house, and so forth. Will have inspection and appraisal done after sending Offer with contingecy of passing an independent inspecion of the home.

My short term goal is to do 2 wraps per month for the next 3-6 months. Just to get started. After having the necessary funds, I imagen being able to purchase REO’s/Foreclosures in cash. Since my team is very handy we will be able to save by not having to use contractors. UNLESS, necessary!

May I suggest a local title company there in Raleigh. With a phone call you can get one faxed to you. Also the NC real estate commission may have them on line too.
