When mailing to people that live in their houses and have lots of equity, what is the best way to narrow the list so that one doesn’t have to break the bank marketing to this group? Is it even worth it mailing to this list? It seems to me the response rate would be low and these sellers would not be very motivated.
Has anyone done well marketing to this list?
I’ve had better luck mailing to out of town “absentee owners”. I’ve had even better luck mailing to out of town, absentee owners who are delinquent on taxes. My response rate on out of town absentee owner using post cards is around 1%. My response rate for out of towners who are delinquent on taxes using a letter, as opposed to a post card is 3-4%

Call the county tax assesor, and ask them where you can obtain the delinquent property tax role. Some counties sell them for 30 to 150 bucks, and some will just give it to you for free.
