mailing to absentee list.. out-of-state vs. local?

What are your thoughts on mailing to absentee lists?

should I focus on out-of-state or local?


They use to be a great list… However now with a lot of houses over leveraged you’ll want to cross reference your list against high equity owners… The issue then will be finding the ones motivated to sell now over waiting for the rebound… Not imposible…

What is your take on out of state vs. local owners?

I am working on this myself and I want to focus on out of state. The reason is that a lot of people buy property in a town but live in a nearby town. This doesn’t make them as motivated as someone who might own a property in NY but lives in CA.
