Mailing list

I would like to hear what everyones experience using a mailing list.

Do they work?
What are some out comes of using a mailing list?
Where can I get a good list?

I’m a newbie looking for more info.

I have send over 300 post cards. I haven’t had any response yet.
I am not sure which is most effective, mailing list, bandit sign, ad in paper, etc.

My post card is just a plain 3x5 white paper? Maybe it is the post card? Maybe it is what is written on the post card?

Yes mailing list do work but their are better ways to go.

Do your research and get to know someone in the printing industry (start with a competent graphic artist/ ad design specialist). What I do is target an area, print 5000 double sided full color fliers/postcards on glossy thick cardstock (this is $400) then I use a distribution company (sometimes called door hanger service) to blanket an area. It is important of course to target areas based on what you’re marketing. Then in the case of seeking motivated sellers be sure to also have the distributor hang your signs in all the larger intersections in the area. This works like clock work and will generate leads. The distribution services will cost about $450/600 depending on the service you use and your relationship with the printer. The printer you use in your area can put you together with a distributor locally.

Compare this to about $3000 on average to direct mail with a mail house, and $1300 to do it yourself and you can see it’s cost effective. Try it and you will be pretty happy with the results, but be for warned garbage in equals garbage out GET A PROFESSIONAL AD DESIGNER. This will usually only cost you about $150 for a nice postcard design and you can use it over and over…Crappy ads is by far the biggest mistake I see in the real estate investing, I know that before I got involved in this world of REI I would see them lame chloroplast yellow signs and always laugh do people really call these people it has to be a scam I would think, can’t pay more then 50 cents on a sign there is no way they have the money to buy my house. I have of course found that that’s not true most of them could easily buy my house. But consider this I am a professional graphic designer and web developer with a very strong background in marketing and advertising, I have worked for Disney, Pepsi, MGM, and I have done several major ad campaigns for other companies, now I work for a group of REAL ESTATE INVESTORS so I cant imagine it will be long before others will follow suit and raise the bar on their websites, flyers, posters, press releases, video presentations, TV commercials, and other media. Then it will be the same in REI as anywhere else he who has the best media wins!!!
