Mailing houses

Maybe someone knows a good mailhouse in North Atlanta,GA area?

Did anyone try any other marketing tools besides direct mailing, signs, ads.

I am starting to do doorhangers. I found a very cheap company to distribute them, so the cost will be $0.16 per door delivered.

I am also doing expired listings and placing a display ad in a American Classifieds.

This is great price. What company you’re using?

I used www.Proxprint.com to order the doorhangers. I really liked their service but my only complaint about them is that they shipped me my 20,000 door hangers in multiple boxes with no clear indicator of how many per box. The price came up to $0.08/door hanger + shipping so it was about $0.10/door hanger delivered to my door.

I then found a company in town that will distribute as little as 3000 door hangers at a time for $0.07/door or 5000 for $0.06/door. These are hard to find so I lucked out on this. I have not used them yet though, I am about to call them today or tomorrow.

My plan is to distribute 5000 every 3 weeks to keep my name out there.

As for other forms of marketing, I use the internet a lot, voice mail blasting, and a TON of business cards left everywhere!

Don’t get me started! I LOVE voice mail blasting! Buckle up, kids 'cause this one’s gonna be lengthy! :wink:

  1. You get a list of seller phone numbers (either they’ve contacted you via your website or phone number, or maybe you purchased a list). Don’t worry about names or anything else. You don’t need it. Then you send the list to your voice mail blast company.

  2. You also record a message that says something along the lines of “Just wanted to touch base with you. We’re still interested in buying if you’re still interested in selling” or “Hey guys I just wanted to give you the phone number of the folks who helped me get out of foreclosure and save my credit. Remember, we went through that rough patch a while back and they helped us out. It’s xxx-xxx-xxxx. Hope this helps! Bye!” (wrong number message - sounds like someone calling got the wrong number but is actually the right number if your folks are in foreclosure.) :o

Tailor your message to match the group that you are targeting. Expired about how long they’ve been listed; divorce about their situation and bad memories of the house; foreclosure about the limited amount of time or if they want debt relief, etc.

  1. ANYWAY, you record the message usually over the phone through the voice mail blast company’s recording info (they’ll give you the directions on how to operate). The company then sends your recorded message out to all the folks on your list. Do it during the day (around 2pm) so folks will be at work and NOT answer the phone. You want it to go to voicemail so it sounds like you actually called. More personal that way.

If someone picks up, most companies have a recording that says, “Sorry, wrong number” and hangs up. You receive a spreadsheet of all the calls that went through and the ones that don’t and why they didn’t (human response, busy, fax number, etc) I do this a lot in both buying and selling houses and it works soooooooo well.
