I use mailers just as an introduction. You have to follow up with a phone call or visit. Anyone that says they are getting more than a 1% response rate off any mailer saying anything under the sun is…? Well, I don’t want to go there.
Listen, rei is a people business. If you are not comfortable talking with people you will never hardly do a deal. (Go buy an REO and use an agt to sell it. You won’t have to speak with anyone) Otherwise, you can’t wait for them to call you back. You’ll be old and gray. You may get a deal or two a year. That’s it.
I give them a few days. USPS delivers very quickly in my area. Then I call them or knock on the door if there is no ph # available. That’s how much I believe in my service. (These are the thousands of people trying to sell in my area, and do I have to tell you where to find them…? MLS maybe?) They all have a different story.
If you don’t have anyone trying to sell in your area, or you’re afraid of the MLS police (there is no law saying you can’t contact a seller whose property is listed), work the pre fcs who have 7 ways to avoid selling, the divorces where you can be the referee, probate where you can compete with the all the heirs etc… etc. (Good LucK)
I don’t have time for them. I have thousands of people trying to sell right now, who can’t, to deal with. They can’t sell, so I’m willing to help. On my terms of course.
In other words, I’m doing them the favor by buying when they can’t sell. They are not doing me a favor by selling to me. I’m relieving them of their problem, otherwise it doesn’t happen.
You have to know what you are offering and sell it.
Stick your toe in the water and find out if it’s hot or cold. Why are they selling?
What’s the worst that can happen? They say no. OK? Why? If they have a good reason, go on to the next one. If not, offer the solution to their problem. They don’t know jack in most cases. You have to educate them to why your deal will work.
You are in a buyers market for the first time in ten years. Go get em. And don’t forget that. You have the upper hand now.
Don’t be afraid to talk to people. Be a problem solver. Learn the business, sound professional and you will succeed. There is no magic mailer “bullet” that will get your phone ringing off the hook. Sorry, it just doesn’t work that way.
If it did, no one would have to work. Everyone would be an re investor sending out the magic bullet marketing piece making millions. That day will never happen. Just work hard and smart and you will succeed.
