MA Landlord Forms

Hey all,

Anyone from Massachusetts have a rental application they wouldn’t mind sharing? Preferably something in WORD format?

I found a variety of them on the net, but want to make sure the one I use is LEGAL in MA.

Are there no MASSACHUSETTS landlords here… or is this an unwillingness to share?

If no one has or will share their application, can anyone list some items that I definitely should NOT ask? (to avoid legal issues)

Guess I missed this thread earlier. I myself don’t have any documents in Word, what I have is what I buy from the Greater Boston Real Estate Board. Their leases and applications are what I use. Most of their forms are reasonably priced too, about $1 or so per form. I think they have a website where you can just order them or if you’re in Boston, you can just go to their office and pick them up. If you’re in a different part of Massachusetts, you can also get them from the local board in your area. Their forms are reviewed by in-house lawyers so they should pretty much stand up in court if you follow all the rules.

I also do have one amazing addendum that I got from one attorney, but it’s not in electronic form, I just got a copy of it. Has some great stuff like saying that the tenant agrees to pay double the rent once the lease expires so they’ve got a good incentive to sign a new lease early instead of dragging it out and then leaving with just a short 30 days notice. Very pro-landlord, I think the trick is getting a tenant to sign it, got it recently from another client so I haven’t used it yet.
