Lots of Vacant Houses

I was driving around today in a neighborhood in my city and noticed 5 houses that appeared to be vacant all within 8 square blocks. This is a lower income area.

Does this make it a less desirable area to look at wholesaling?

There were also some fairly nice houses in the area.

Find out what the rents are going for in the neighborhood…If the rents are good, then you should be able to market properties in this area to investors looking to buy and hold.

Contact a couple of the hard money lenders in your area to see if they would be willing to lend there. If not, find out why. They usually have a good feel for market conditions

As is always the solution when wholesaling, build your buyers list 1st, then if you have buyers that want to purchase in that area, then look in that area. If you can’t find buyers looking in that area before you put a home under contract, then you would more than likely have problems locating buyers after a home is under contract. Do you follow?
