Loss Mitigation Directory

Does anyone know how to get current numbers for Loss Mitigation at different banks? I’m tired of wasting time being transferred to non-working number and automated systems. Specifically, I’m looking for the LM of Bank of New York; the property is in Lynwood, CA as it returned to the bank after trustee’s sale of 03/01/07.

First of all if the property sold to the beneficiary at trustee’s sale you need to contact the REO department, not loss mitigation.

Secondly Bank of NY is probably not the correct party. They are frequently the beneficiary by virtue of their involvement with a mortgage backed security - but are probably not the servicer of record.

Get a copy of the recorded deed of trust, notice of default, notice of trustee’s sale for clues. If the DOT has a MIN number contact MERS (mersinc.org). Contact the foreclosure trustee to get contact information for the servicer.

Around June of 2006 someone on this board had a list going of the L.M. Departments of many lenders. I have tried to do a search for it but can not find it. Anyone have that list?

Thank you all so much. I did what Bovine suggested and this is what I found:

On 7/6/05 a Grant Deed was filed at the request of Financial Title Co.
On 2/10/06 a Deed of Trust was prepared by 123Loan, LLC with loan number 2083658 by Lender Recording Services (LRS#58296). The trustee is Fidelity National Title Co. The document shows an MIN no. 100308000020836588. This appears to be a HELOC.

O 3/8/06 a Trustee’s Deed Upon Sale was recorded by Reconstruct Co., NA with TS#06-24065 and Title Order No. 06-8-212051. The Trustee is Bank of New York as trustee for the CertificateHolders CWABS, Inc. Asset-Backed Certificates, Series 2005-8. The Title Officer is L. Dernoncourt.

I could not find a MERS# (whatever that is).

So, this begs the question: Who should I contact??

Columbo here. I called the number listed at the address for Reconstruct Co. It belongs to Countrywide but there is no answer. I called the number that Slondeau had on the list, but it’s customer service and requires a loan number to connect me, which is nowhere on TD.

The company is ReconTrust and yes they are the foreclosing subsidiary of Countrywide so you should contact the Countrywide REO department. You can try their website: http://www.countrywide.com/purchase/f_reo.asp

There are two properties in Lynwood currently listed:

LYNWOOD 2959 NORTON AVENUE,
LYNWOOD 3301 PALM AVE,

If the trustee’s sale took place in March 2007 (you cited both 06 and 07 in your posts) they may not have it on the market yet.

How about short sale packages from lenders. Does any one the links to download them from each lender (if there’s such a thing?)
