Looking to finance non-flag 97 room motel in Chicago

I’m looking for a hard money lender to finance an excellent potential growth 97 room motel (non-flag) land contract deal in Chicago. The property currently has a restaurant. I have 2 prospective borrowers, one of whom owns a construction business. One lender will finance a portion of the deal @ $2M which pays off the existing mortgage; I need another $775,000 to wrap the deal; the seller wants out completely; no chance of a seller second; the additional cash will provide working capital to do upgrades and escrows for the mortgage during rehabilitation which could take up to 1 year. The property is worth about $3.5 - $3.7 million. Thanks – we need to close ASAP
