i agree. i’m not sure of the exact legalities but i’ve heard that anyone who guarantees a rate of return is running afoul of the SEC.
more so if that person is licensed.
but i’m not a lawyer so don’t hold me to this.

i think thats way too late to invest there. why do you think its a good idea?

If you want some sort of cashflow on land, do this:

  1. Buy a parcel of land that someone might want IE land in a nice area. Buy it at a fair price. If you think it is worth say 10k and list is 9k, go for 8k or less.

  2. Mark it up. On the example above, mark it up to 12k. So if you bought for 8k, there is a 50% markup.

  3. Soft sell it. IE $x down and $y per month at z% interest for XXMonths.

There are two possible outcomes here.

A. Seller pays until completion so you make a good profit with markup and interest or markup if seller pays before completion.

or

B. Seller pays some and quits or defaults. You then keep all that money, it is total profit. Now you find a new buyer and start all over.

Rinse and repeat.
