I’m looking for short-sale/pre-foreclosure properties (high-end single family homes) across the US. I have an experienced team to negotiate with lenders/lien holders already in place, now I’m looking for the properties.
Can anyone recommend ways of generating leads for agents selling these properties?
Thanks a lot in advance for any useful suggestions.
I think we posted this already somewhere in here it is easier to re-post then to look for it. LOL
Honestly you can send out emails and regular mail for days/weeks/months and not see any result. Your best bet if you want to see a Realtor do something is to write an offer. An offer is as good as gold it shows you are serious and ready to do business.
Now if you want to market to people late on there mortgage payments you will see different results. Personally if you want to do that depending on where you are I would say to build a site and hire Bird Dogs to find you deals that way it would look like you are here in the States and nobody would know different. You found a great site to market on here as well.
The other thing I would ask is if you are looking to pay cash or if you already have lending in place or are you looking to double close these deals?
I hear a lot of guru’s nowadays talking about “realtor partners” where thy bring you deals. I’ve got a powerpoint presentation that is designed to pitch to realtors that I can share with you if you are interested.
I also know some people (“virtual investors”) are scraping the MLS and other sites (foreclosure, craigslist) which works as well, but may not be the most recent data. There are also data purchasing services where you can buy leads (30,60,90 days late on a mortgage, no NOD yet) that cost between .55 and .25 a lead depending on volume. Those are kinda cool because you can also narrow down to a particular zip, or a mortgage amount (only > $500k, for example) if you focus on high-value preforeclosure market.
Then there’s your traditional bird-dog sign-post run around town or visit town hall leads.
No matter which way you go, you gotta get it repeteatable so it just becomes part of your activities.
