Im looking for lenders that will allow full closure within an entity, which means Warranty Deed, Security Deed, and Promissory Note (so-signed by individual) here in Georgia. I have plenty of options for my short term deals (<35 months), but only one for my rental properties (30 year amortization). It seems the best option for these types of loans are with portfolio lenders that hold the paper. Whats the best way to find portfolio lenders in my area that might be open to these types of loans?? Portfolio lenders will typically be locally owned and operated financial institutions. Ask around the realtor and investor community in your area for suggestions. Else check out the FDIC website below and search for institutions in your area. Your best bets are the smaller shops.
