Looking for my niche

Hi, I’m trying to find my niche in the real estate world. I have read alot about wholesaling properties, and bird dogging. I believe this would be the best avenue for me. But I understand that the first thing I need to do is to build a buyers list. My question is where do I began to look for buyers and what do I need to do in order to get them interested in hiring me to look for properties for them.

I’d appreciate someone investing a little time in me, I am a
quick learner and I want to absorb all I can about the business.

One place to start is the “I buy houses” ads in your local paper, on bandit signs or on billboards. That’s an easy way to start your buyer’s list. Once you have a deal, you should start calling them. The key is you really have to have a deal. Don’t take the seller’s word for what the house is worth, etc. Information is key is this business.

That’s a great idea, thanks for the info. would it be to assuming for me to place an ad in the local that I am looking for buyers?

Not sure how successful that will be, but you never know until you try. This business is a lot of trial and error to find what works best in your area.

The main thing to keep in mind is networking…Go to your local clubs and search the papers…Don’t spend too much time on the we buy houses section alot of them are new to the arena as well…This industry is very broad and it’s difficult to get your foot in the door…If you want to start in assignments or flipping…I also suggest you get a mentor for direction and build a network of active investors so when you have a deal in place you have back up…

excellent idea! however we don’t have a real estate club in my area. I live in Alabama and there are only two clubs listed in my state, one is 200 miles away another is 260 miles away. I am establishing some relations with some of the realators in my area who can help to mentor me and give me a greater understanding of the market. I am also getting great feedback right here! thanks again.
