looking for local preforeclosure / foreclosure record sites

we are looking to expand nationwide. we would like to gather a list of sites that provide preforeclosure & foreclosure records.

please don’t include foreclosure.com, realtytrac, etc. these try to cover the entire US and seem to have outdated info. any sites you guys recommend would be most helpful.

for example we were told about: http://www.defaultresearch.com . i believe they started out with NV only when we first discovered them, but they seem to have expanded to other states.

would you guys mind sharing some sites you use (the more localized the better) in any states throughout the US?

 Foreclosure dot com is the largest and most complete data base for the city or town of a county in any state. They have the largest amount of real time data on notice of defaults nationwide.

thank you for your reploy gold river, however we were told otherwise about foreclosure.com. also, as mentioned above, we aren’t looking for nationwide services but rather local ones. lastly, a this thread could be used as a source for other investors on this board.

so with that in mind, i would like to hear some suggestions of investors on this forum.

A free site I have enjoyed is emailforecloures.com. I have been getting the same lists that I was paying for. Thanks. I would like lists of pre fc though. :}

We’ve tried using foreclosures.com and found the information to be too dated to be of much use. We wasted a lot of time sifting through information that was too old to actually use.

Your best bet on this is to go directly to the county and obtain the list from them, This way it is updated info. Keep in mind that all these sites are pulling the list from the Counties anyway and then they share the public info with you when they get them into the system. Buying the list at the county is fairly cheap and you get them the day they come out. Some of these sites take awhile to update. I would rather spend the 10-20 bucks and be the first in line to get them.
