Looking for Investment analysis software

Hi all, I’m brand new to all of this and have yet to actually make an investment. At this point I’ve managed to save $200,000 that is available to me in liquid form (currently in bonds thru Vanguard). The money is safe where it is but not earning any interest really…

I’m in the process of reading books, monitoring local properties and trying to educate myself and get lined up to purchase a first property - for renting it out.

Anyhow, do you folks know of a good piece of software I could purchase to evaluate potential properties for ROE and other metrics? I have a few spreadsheets but would much prefer some powerful software. Suggestions?

Neat forum, I’m going to work my way around to try and learn some more.

I use a spreadsheet.

There is some good analysis software out there that is complex and expensive called Argus. But it is really designed for huge aquisition deals of large commercial buildings. In the end it is just a program that generates a series of spreadsheets. If you are still looking, PM me and I can get you my spreadsheets from when I got my degree in real estate finance.
