What is it you are afraid of? You have control of the transaction. If you don’t like the rate or the fees you walk. Very simple. I know from previous postings that this is your first deal, but you can’t let fear paralyze you. When I bought my investment property I was not in the mortgage business yet, and I was more worried about repair costs and ARV than I was about financing.
I got a GREAT hard money lender out of Houston that charges only 2 pts up front and up to 70% ARV. Very easy to deal with.
