Looking for a good mentor

Hello, I am a newbie at RE investing and I live in the state of Maryland. I have been doing a lot of reading, been to a couple of seminars and one training course and they all mentioned about having a mentor but they charge too much money.

Does anyone know of any good mentors that I can talk to and does not charge so much?

Do you know of anyone in the San Francisco Bay Area? I’ve been struggling for months and I dont know what to do anymore. I have a handful of distressed properties that I found and mailed postcards to–no reply.
I get lists of NODs and dont know what to do with them.
I need help! I dont mind splitting profits–I want to learn.
