Looking at purchasing land near interstate for possible billboard lease.

Hi everyone. I’m new to this site. So hopefully im in the right section. Although I’m looking at purchasing a 5 acre wooded property next to the Interstate and was thinking of one of two things. First I would like to see about getting a billboard lease if possible. The property has a road going to it and it’s land code is 9900 for AC NON-AG. Would this be a good candiate for a billboard lease? Secondly I was thinking of having the timber harvested. Although i’m not sure of what price the timber would bring. The property is located near Monticello Florida in Jefferson County. Let me know what you think. thanks aric.

Have you actually observed other billboards along that stretch of the interstate? There are a lot of counties around the country that prohibit new billboards, older established billboards were grandfathered under a lot of counties!

Zoning codes are different from state to state as there have never been standards established that regulate the coding for specific types of real estate zoning so 9900 AC NON-AG is insignificate to most of the fellow members of this site!

As for the timber you can get a “Timber Cruise” which is an evaluation of mature trees and the value of those trees for harvesting done for you free of charge through a timber company or Timber Broker. Do not go directly to a mill or a timber harvesting (Falling) company directly as they will generally pay less than a Timber Company or Timber Broker who sets up discounted services for the harvesting service and generally recieves more from the mill per board foot for the timber!

I would suggest sitting down with your local building department and discussing the site, they can be a huge service as they know the planning and zoning standards, future use, how your parcel relates to neighboring properties, can share whether a adjacent land owner is preparing to build, and whether you have the ability to petition for variences.

billboard restrictions are very, very tight, unless there is a business on that location you can forget it,if there is you may have a chance,

the billboard companies have people that do nothing but try to find spots that confirm to laws they can lease from landowners, most landowners end up getting about 20% of the revenue from the sign, which is pretty good when you think they don’t have any cost associated with it
