Doing soil samples in a rural area with acreage tends to be wise. Sometimes people will dump toxic junk on a remote portion of their property to get out of paying to dump it somewhere.
Water quality check
You need to test the well. I assume there is one because of it being on 34 acres.
Also get a plot map of the property. This will show you how the land is shaped. Also check with the Township about zoning, flood zones, wetlands, landfills, zoning of neighboring parcels, airports, etc. Do your homework. Also check to see what land sells for per acre in THAT Area, not the neighboring county.
