locating landlords

what is the most time efficient way to locate land lords in my area?

Call your local Realty offices. Call your area HUD office. Call “for rent” ads in the paper and any signs you see.

Many areas have a landlord association.

My favorite method of locating Land Lords. 18x24 blank signs, cut them in half and place all over the city:

$25,000 Must Sell
xxx-xxx-xxxx <---- Phone Number

Get a Google voice phone number or Magic Jack number to forward the calls to because yo u are going to get plenty. Try it out, it works. :beer

Find out where your local rent court is.

a wholesaler that i met recently at our REI club told me to go to case.net (that is not the web address, it’s the name of the site so google case.net to find the address) and look up under civil cases rent and possession and eviction notices for your area and TONS of landlords will come up. I did this to send out a yellow letter campaign to a lot of landlords…I haven’t even gotten through all of them yet. Most of the time their mailing address is given on that site but if their mailing address is not there for some reason or an attorney’s mailing address is there instead of the landlords, then just go to your county assessors page using the property address and the landlords mailing address will come up.

it’s super easy to do and will get you tons of landlords without having to research google.

Realquest Pro account and do a search for absentee owners who have bought a property between 3 to 6 months ago. Usually these are landlords and investors.

Not sure about your state, but here in Arizona, all rental property is required to be recorded as “Rental Residential” on the property deed. All property owner information (name, address) is public record and usually available on your county’s Recorder Office website. Use the GIS mapping system to narrow in on a zip code or neighborhood and view each property deed to verify if it’s owner occupied or rental. Not very time efficient, but very thorough method. If you’re short on time, outsource the work or hire a college student and pay per name/address.

When I started out I built up my investor buyer’s list by:

  1. I used the MLS and searched for cash transactions. Then I mailed to them.
  2. I bought a list from an online list broker for landlords and mailed to them
  3. Network at local meetups and REIA meetings
  4. Network online (social media)
  5. Craigslist/Backpage
  6. I bought a list from the county office and mailed to landlords
