loan officer vs. real estate agent

which is the better job to have. im thinking of choosing one to earn more money to invest with.

Realtor is much better. It gives you access to the MLS, earn commissions for buying and selling which can be used towards closing cost. Both make great part time jobs but much more realtors working part time. Many just for the MLS access…

Yeah, I’d definitely 2nd that. A realtor would be the best choice. Plus you can usually become a realtor by just attending a few classes & taking a test…it won’t require much of an additional ‘formal’ education. However make sure you’re in a market where there is opportunity. I’ve heard there are excess realtors on the market now…especially in places like California, New York or Florida…where people were looking to get rich quick off those large and high volume commissions. Now the markets are slowing down and people are looking for just ways to put food on the table. However, like in Texas for example, the markets are relatively stable…and only somewhat slowing down. I know of one brokerage company that is booming - and is currently seeking several realtors. They’re in a suburb of Dallas, and just seem to have the market cornered there. It all depends on where you are, and how the job market is…but heck…I’d so go for it. I personally am interested in taking some of the realtor classes, just not getting my realtor’s license - as I’ve heard that can complicate things when doing REI.

the thing about competition - i.e. “a lot of realtors in one area”…

who cares?

if you want to do it…go and do it. you’ll constantly…CONSTANTLY here people - especially if you visit SCORE - that will mention competition…

of course in any business, you want to know your competitors and measure that knowledge to the market and apply them to your strengths and weaknesses.

it doesn’t matter if you’re going into business or becoming a realtor, car salesman or whatever…

the bottom line is, if you want to do it, KNOW IN YOUR MIND, that you will be successful and then and most importantly - DO THE LEG WORK TO BECOME SUCCESSFUL - you will succeed.

i don’t care if you become a realtor in an area that has 50,000 realtors per square mile. AIM TO BE THE BEST!!!

you will surpass all of them (not to mention that probably 49,500 out of those 50,000 are terrible at it).

define a niche (investors as your primary customers). don’t just go to the realtor classes and learn only what they tell you - go the extra 100 miles and learn it all

rehabs
rentals
commercial
mobile homes
condos
foreclosures

and most importantly…THE A B C’S OF SALES…

i would say that being a realtor is not about real estate…it’s about 50% sales, 40% emotions (combine these and you’ve got 90% sales) and the rest is 10% real estate - when it comes to regular home buyers - not investors.

many realtors can’t hold an intelligent investment conversation for more than 30 seconds…

be the realtor how can do this and also help regular home buyers “buy the home of their dreams”…and YOU WILL MAKE SH*T LOADS OF MONEY.

buy it, do it…whatever it takes - and make it make you money.
