If I were to setup a Nevada LLC to hold properties in other states, such as AZ & TX would I have to pay tax in those states?

yup.

in fact, to operate in TX (well, to open a TX bank account) you have to register as a foreign entity doing business in TX. that’s more expensive than having a TX LLC in the first place.

Either way you’re open to TX franchise tax and reporting requirements.

Plus, unless you use a nominee officer company, the TX registration requires personal info that elimiates the NV privacy advantages, too.

Now, it is possible to own property in TX with a NV LLC that is unregistered, but any transaction involving a bank (think mortgage or title co) will probably want to see it registered.
