I have an LLc partnership and I have properties. What is the best way to combine them? Should I put the properties in a land trust with the LLC as manager or into limited partnership with LLC as manager? How do you do yours?

The goal either way is to get them out of your personal name.
How would you suggest going about this AFTER the properties have been in your name?

Is a quick claim deed the same as a warranty deed, if not what is the differences?
a quitclaim doesn’t transfer anything. all it does is “quits the claim” you have on the property. to transfer real property, you need a general or warranty deed.

a “claim” is an interest in a property.
ever watch an old western? “staking a claim” was putting stakes in the ground to mark your “claim” to a piece of property. its legal origin probably goes back to those days.
Ok, so under what circumstances would you ever file a quit claim deed then?

My husband’s father died without a will, technically leaving my husband half of the home his mother lives in. She is considering giving us a Quit Claim deed. But, from reading your post, it would be better to actually have her give him the deed? Thanks
since he is already an owner, that would be a good use of a quitclaim (no transfer is required).

If the home is likely to appreciate much between now and the time your mother-in-law passes on, it would be better for your husband to inherit his mother’s half of the property.
