My county has very little records pre year 2,000, so I don’t get a very good property count when I put in a last market sale date or last market recording date that limits properties before that date. But I want to get a pre year 2,000 list so that it’s more motivated.

My question is when doing so, should I use Last Market Sale date or Last Market Recording Date? Is one better than the other for some odd reason that I can’t think of, or does it really matter which I use?

usually the date it sells and the date it records are very close together that it wouldn’t make it a big difference…

If this is something that you want to make sure about, then get the last recording date.
