I need someone to shed a little light for me. I am looking to obtain lists for my direct mail marketing campaign. I’ve been able to find companies that off lists of absentee owners. But I can find anything for evictions, probate, building code violations, etc. Does anyone know of a company that provides these lists or a way for me to obtain and organize such a list through public records??? Thanks in advance.
I assume your goals are around wholesaling so you will most likely be looking for properties with repairs. Here are some lists.
Absentee Owners W/Equity (0-60%LTV) - Built prior to 1990 and about 20% blow your median price range. You can obtain this list from click2mail.com - just call the company support and tell them you need help pulling a custom list.
Probate List - a good source for this is US leads list.com - they are inherited properties and vacant properties. They only allow 3 clients per county to order the list so call to see if a spot is still available. Can be expensive but it is a targeted list that is much lower count and typically you can spend more per lead when it is more targeted.
I have had no luck with code violations but you can probably find these by driving neighborhoods if you have time or birddogs.
You should be able to get an absentee owner list from your title company for free or for a very small fee depending on your area. They will usually supply you this information hoping you use them for any closings you receive from the mailings. But the title companies cannot sort by LTV any longer in my state which is CA, so go through click2mail.com for the special lists.
Also, remember that the absentee owners don’t have their hand up saying their home is for sale. In saying that, you do not want to hit them every month - this will be a drip campaign of once every 3 months.
The most important thing is to not forget that the number of hits is almost the most important factor. The message is very important but if you get discouraged after spending $1000 in mailings and not getting a deal…DON’T QUIT. They need to be hit 6-8 times and you will see your response rate almost double and triple after the 3rd and 4th hit. So, stay with it and oh the probates are more motivated so mail them once a month for 6-8 months. Good luck!
