I was wondering if anyone here has success with cold calling. I flip properties and get most of my leads from direct mail and the internet. I want to do some cold calling and I want to know what type of list works best for everyone.
One thing to keep in mind is that you may get irritated people telling you that they are on the “Do Not Call” list… irritated enough to take action against you in any way they can. Just a little head’s up…
Who is covered by the National Do Not Call Registry?
The National Do Not Call Registry applies to any plan, program, or campaign to sell goods or services through interstate phone calls. This includes telemarketers who solicit consumers, often on behalf of third party sellers. It also includes sellers who provide, offer to provide, or arrange to provide goods or services to consumers in exchange for payment.
The National Do Not Call Registry does not limit calls by political organizations, charities, or telephone surveyors.
Real estate would fall into the “goods and services” category I’m thinking…
Disclaimer: My opinion – I’m not a lawyer and don’t play one on TV; ask you physician before starting any new drug or exercise regimen; yor mileage may vary depending on driving conditions and personal driving habits.
And again what are we selling?.. As an agent the DNC most definately applies but as a person who wants to buy a product I dont think it does…
It is very clear the word “SELL” is right before goods and services.
And you have to love the fact that the Politicians made this law not apply to them… They did the same thing for bandit signs.
I am thinking next election I should pay the fee and run for mayor… Then put up thousands of signs that read Vote for Michael “I Buy Houses” Quarles and have my supporters donate the money for the signs…
Michael - In Florida, the laws are extreme for politicians bandit signs in a lot of areas and we don’t even touch the politician.
As for a cold calling list, you can get a cross reference directory and call street by street and farm an area real well. Scrubbing the list is not that hard to do but I do not believe the DNC applies here.
Doh! Who in the heck would want to sit down and cold call anyone?? Save your time, your money, your energy, your minutes, and the frustrating of cold calling anyone. Leave that up to the carpet cleaners.
Instead, go “driving for dollars” and find vacant houses. Then, come home and cross reference the property to get owner’s mailing address. Then mail them a yellow letter. If they want to sell, they’ll call. I promise.
