Lenders that will allow a Seller Carry back?????

With the mortgage industry the way it is, can someone help me with a lender who will allow a seller carryback? can anyone do seller financing these days?? Do you have to have your house paid in full for a seller financing situation to work??? Someone please help me so that I can add another exit strategy to my list.
