Im curious how to cover oneself, in regards to the lease option. What is the concern with leins on the property? Can you identify all leins at the courthouse? Tax lein etc?
If the lien isn’t filed, then it doesn’t exist. However, there are more pressing issues with lease options than liens that require mitigation.
