Has anyone found the legal notices ( foreclosure auctions) listed in the paper as a good source of potential deals. How can I delay the auction if there a deal to be had? Will a simple purchase contract stop it? Should I contact lender saying the owner has a buyer lined up

I don’t know what it’s like in your area, but here in VA, it’s VERY rare that foreclosures actually make it through to the auctions. Once a notice is run in the local paper, owners of those properties are inundated with calls from the “We Buy Houses” people, begging them to sell them their home. They’re long gone before potential bidders ever get the chance to meet at the courthouse steps.
Not sure about delaying the auction – if they get that far.
