Does anyone know the best way to go about finding an investor to enter into a contract for deed?
I have been dealing with the same issue. There are so many investors these days and everybody is trying to do the same thing. It sure gets discouraging :banghead Just keep hanging in there…something will come up.
Are you meaning to sell to you?
If they’re an investor, then they’ll be experienced and
savvy enough to do a deal without another investor (you) being
involved.
Their goal may not be to structure a terms-type deal. What if they want or
need all cash?
Structuring creative terms my not be the first option or consideration
for a seller. Either because it’s not possible or they haven’t considered it.
Not saying it’s impossible to find an investor to enter into such a transaction, but
approaching it with blinders on and solely focusing on a “contract for deed or nothing” mentality won’t get you too far.
So don’t get discouraged trying to fit a square peg into a round hole.
The seller, terms, motivation, and numbers will determine what type of transaction will
be best suited to implement.
Also, you’re generally not going to find someone that’s advertising “Hey…I need to sell. Why don’t you buy my house with owner financing?” These transactions are created (with the criteria above), not stumbled upon.
