So Im pretty familiar with the lease option (as Ive been in one before). Does it differ from an all inclusive trust deed? Is the Eviction Process the same or are there any major differences? Thinking about setting one up in Utah but if I need to evict I dont want to be stuck with a bad tennant I cant get rid of.

Why they are bad tenant? Have they done anything against the contract? Whatever follow your contract and discuss it with your agent.
