LEASE OPTION FORMS

I am new to REI, but have recently purchased a couple of properties via short sale. One of the properties I am have difficulty selling it due to the fact that it is in a new development and competing with new houses. My house is 2 years old. I’d like to try to lease option, but have several questions.

  1. What forms do you use? Is there a recommended sources for these forms?
  2. I have read that the option & lease should be 2 separate forms. Comments?
  3. Who is responsible for the maintainence & upkeep of the house during the option period?
  4. Any other advice?
