What states do the forms cover, since there’s obviously different legalities for each state?

I’m not sure. I know that Michael is Florida based. He has members on his board from every state in the country, it seems, in Canada, and some overseas markets.
Regardless, I think it good advice for anyone to have a local real estate attorney review your paperwork to verify that it complies with local code. No set of contracts will be a one-size-fits-all.

and how long are the forms? i am looking for a simple option to purchase form, ideally 1 to 1.5 pages long.

i called several local lawyers to shorten the stardard OP form, was given the rate of 500$ per hour, or 1500$.
