Please clarify what type of leads are you talking about? are they buyer’s, seller’s, lender’s? ???
They are either or conventional or non conventional. some are looking to draw a line of credict. some are tryig to refinance and some are just trying to get a loan for a house. Are you a mortgage broker or loan officer?

Direct lenders are not always the way to go but in some cases they will have “in house” deals that are hard to beat. I used to work for Countrywide retail, and I can tell you from that experience that they were not even close to what I can offer my clients as a broker.
The most important factor, in my opinion, when finding someone for these clients, is someone who can be trusted and knows that they are doing. Too many people look at obtaining a mortgage the same as they look at buying a product when there is so much more involved. In other words, price is not eveything, although it is important, the mortgage person you work with is also providing a service.
