Hello Everyone!
I am purchasing my first single family residential property and will be renting it out to tenants.
I performed a search on the REI forums for recommended landlording books/materials and only came across Leigh Robinson’s Landlording book.
Can anybody recommend any other landlording/property management educational materials?
Thank you in advance!
Sincerely,
Jeff
I read The Landlord Survival Guide by Jeffrey Taylor. It was ok. Some of the things in there seem ill-suited for lower income rentals, but there are also some good things in there too. Some books like that have sample leases in the back. I’m not saying to copy them directly and blindly use a lease from a book, but you can find different ways to write things into your lease by looking at the examples. Our lease is the product of using pieces and parts from an investor’s lease (w/ about 30 yrs of experience), taking clauses from example leases from LL books, and taking clauses from examples people posted on the site here. I’d recommend reading ALL the previous posts in the Rehabbing/Landlording and Beginners/Carlton Sheets to start. You’ll find many real life examples of different scenarios, how they were handled, and how things worked out. Get your paperwork in order, make sure you know your state’s LL/tenant laws, have everything in writing, and be firm but fair. Enforce your policies uniformly. Congrats on your purchase and welcome to the club!
One of our own moderators “propertymanager” should be around in a bit, he has some good stuff. Also I haven’t checked this out but Mrlandlord.com is one you might look at. Herbster
PS click propertymanager at the top.
The book by Mike Butler LAndlord on Autopilot was good. Not that it is an easy job, but he has some stuff in there that I have used in my own rentals… 2 sfh, a duplex and a 4plex…
