Landlording Cashflow evaluator

I remember some time ago someone posted an excel spreadsheet to help evaluate deals and the viability of said deals. After getting rid of my last rehab, I just can’t take the waiting to sell properties anymore in the hell hole area I live in, so I am thinking of doing rentals. Does anyone have some free software to help me evaluate deals? Thanks in advance.

I like the tool because it shows you things to analyze, but it depreciates the entire purchase. You can’t depreciate the land, so the numbers aren’t correct.

there is a nice evaluation piece at bigger pockets that takes depreciation and taxes into account.

Also the tool does not allow you to change market value…meaning if you bought the property below market value.

Would it be helpful for people to have this tool with the modifications mentioned above (and any more the community would like to add)? I would be happy to take the same concept and build it out with more options for everyone’s use.

Let me know of any additional changes that make sense.

Yup I think that would be more helpful… let’s have high level requirements going…May be Tim can put this one on REI Club as one of the tool the site offers.

  1. Must take the discount in consideration as most of us buy SS and REO. We will pay tax on the appriased value and appreciation will also based on the market value and not the purchase value like the current tool calculates.

It would be nice to be able to enter details on multiple loans with different rates/terms.

It should divide the current price into Land and Structure and it should allow depreciation over 27.5 yrs.

It should allow us to enter value and rate to calculate taxes for the year or month.

It should allow us to have expenses broken down for maintance, HOA, Management… etc (This is nice to have feature).

I will take these and incorporate them into a more useful tool.
