I am considering specializing in vacant land.

purchasing WHOLESALE

selling RETAIL (but still under market value).

looking at > 120% roi for each sale.

how slow does land really move?

i mean, we have a system that we’re developing - so far, so good.

How Slow? Have you ever watched a snail move?

props, listen i think this can work out. again, if i’m purchasing it at very cheap price and it’s in a very nice area - which is growing - even if it takes us 6 months to sell - if i sell two or manage to squeeze in three - we’re talking >$25,000 in net profit.

pay myself and partner a nice salary, plus member allocations - and business, after three sales would have operating capital of over $8500, after 6 - over $14,500 and 12 properties - over 26,000

and i think i can move these suckers based solely on the fact that my prices are competitive. i also have a hunch about pricing and marketing.

but you’re probably right - however, it’s low impact and i don’t have to over extend myself on a rehab or rental in a bad neighborhood with only 25k in the bank as op funds - as a newbie investor.

we’re going to use vacant land as the buffer for a while, to break us into rei.
