Land Trust: Quit claim or Warranty Deed

I wish to deed a property out of a land trust to my children so they can obtain a mortgage on the property.

Should I direct the trustee to use a Quit Claim Deed or Warranty Deed (or both)?

Ask your title company if they will issue a title policy if you use a quit claim deed. If not, then use a warranty deed – especially if you purchased owner’s title policy when you bought the property.

quitclaim doesn’t transfer anything. it only “quits your claim” to the property.
