Is a Land Trust called a Land Trust in California?

Does it matter how title is taken (in your own name or not) if you are doing a double/simultaneous closing, since you own the property all of 5 minutes or so?

Entities only matter when things go bad. Things can go bad in the first 5 minutes of ownership.

Thank you for your response. I’m guessing that means (correct me if I’m wrong because this is kinda new to me) it does matter how title is taken, and taking title in a Land Trust, rather than in your own name, would be best.

Anyone from CA (or not) who can answer my other question?
