There are many things to consider with this type of venture. I’m a RE Broker for a firm that has National capabilities and land has been a slow mover for a few years but is coming back and becoming more active here in the past 6-months.
It depends on the overall type of use that the development will be designed for. Be it retail, industrial, or residential can make huge differences.

I think land development covers both contractors (home building), home inspection, and real estate related markets. Have you tried looking at REdfin?
Here’s my advise. DON’T unless you own the land free and clear. I did one 2 years ago and still have lots available. The market crashed upon completion and the interest has ate me alive. Small 40 acre development. I have 10 lots left and when its all done I’m hoping that I ONLY lose half a million.
So if your going to do one, you should build the houses in it also. Make sure the market is strong and will support new home sales. Then build affordable homes that will move fast otherwise you’ll end up like me and lose your shirt on it.
As for books ect. Land development is a hands on learning game. You gotta just dive in and get wet. You should for sure seek out someone in the area doing it that you can bounce questions off of when needed though.
