keep pet deposit?

How common is it to write in a lease that you the landlord will keep the pet deposit, regardless of the condition of the house when tenant leaves but return the deposit if house in original shape?

I want to be competitive on my terms but also protect myself given that pets will surely do some minor damage.

Pet deposits are rarely, if ever refundable. In fact, I don’t call them deposits, but rather a pet FEE, as fees aren’t refundable. If a pet (especially a cat) is in the house, you are going to keep the fee. You’ll need it.

Thanks. How much do you charge for a pet fee? Does it depend on the number of pets? I have a tenant who wants to bring in two medium size dogs at night. He will keep in yard with no grass during day.

You definitely need to charge a pet fee. Charge the maximum amount allowed per your state laws (check them out).

calll it a fee and charge it every month. I charge about $20/animal/mn, but my area supports it. It would be helpful to find out the local customs on this issue. Got to know your market.
