First, if there is a Statutory Redemption period, you will have to respect that period of time before you can evict. Each states requirements, if any, are different. I believe that for California, the typical time period allowed is one year.
After that, you need to make sure that there is not a lease agreement. If there is a lease, then you cannot evict until the lease expires or they violate the lease agreement.
